makeme1031 is a software, data-enrichment, and workflow platform for commercial real estate. By creating an account, using private workflow tools, or sending outreach, you agree to these terms.

Public records and value-added services

Public-record facts remain available from their original government sources. makeme1031 charges for value-added tools, not for ownership of public records data. Those tools may include software, enrichment, estimates, AI workflows, alerts, private-letter preparation, and fulfillment.

Platform role

Buildings shown on makeme1031 are public-record parcels, not listings. Owners have not advertised them for sale through makeme1031. We represent no party and do not negotiate for any party.

Direct, own-account outreach

Outreach on the platform must be truthful, direct, and made on your own behalf. Before outreach, members accept a versioned principal attestation. Current attestation version: 2026-06-27-open-v1. We record the attestation with a timestamp and may close accounts that misrepresent who is acting.

Estimates and public facts

A MakeMe Estimate is an estimate, not an appraisal. Assessed values, parcel facts, building facts, sales records, and other public-record facts can be incomplete, stale, or incorrect. Verify important facts with original sources and qualified professionals. Nothing on the platform is investment, legal, or tax advice.

Credits and payments

Sending one letter uses one outreach credit. If a send fails or is blocked by our compliance checks, the credit is returned. Membership and credit purchases are billed as described at purchase time.

Acceptable use

No harassment, impersonation, scraping, raw-data resale, external list-building, or misuse of owner information. Do not use makeme1031 for credit, insurance, employment, housing, tenant screening, or other eligibility decisions. Owners can ask us to stop outreach for their address at any time, and we honor those requests.
