Terms of Service

makeme1031 is a privacy-first, principals-only commercial real estate platform operated by TGM Ventures. By creating an account or sending an offer you agree to these terms.

Principals only

Membership is restricted to principals: owners and investors acting for their own account. Every member must attest, before any outreach, to the following statement (version 2026-06-uxv3-v1): "I'm a principal, an owner or investor acting for my own account." We record the attestation with a timestamp and may close accounts that misrepresent who is acting for their own account.

Platform role

makeme1031 is a software platform. We do not represent buyers or sellers, negotiate for any party, or take a percentage of any transaction. Buildings shown are public-record parcels, not listings; owners have not advertised them for sale. Membership and delivery are fixed-price products.

What the service does

We compile public county records and our own analysis into a directory, and we deliver private letters from members to owners of record. We do not guarantee delivery, a reply, or any outcome. Assessed values are per the county assessor and are not an appraisal. Nothing on the platform is investment, legal, or tax advice.

Credits and payments

Sending one letter uses one outreach credit. If a send fails or is blocked by our compliance checks, the credit is returned. Membership and credit purchases are billed as described at purchase time.

Acceptable use

No harassment, no misrepresentation, no use of owner information outside the platform, no scraping. Owners can ask us to stop outreach for their address at any time, and we honor those requests.
