makeme1031 is a privacy-first, principals-only commercial real estate platform where every commercial building across the Seattle-Bellevue metro is shown as a reachable, owner-direct opportunity.

What we do

We join real King County Assessor records and county GIS parcel data with a proprietary AI-vision read of each building, its likely type, condition, and whether it looks multi-tenant, to build an Owner Graph around the full building stock. On every parcel a principal can see honest assessor facts, our independent "what we see" classification, and press one button to reach the owner of record directly and privately by verified mail.

How we protect privacy

We never publish an owner's identity or contact details. Owner location is shown only as a city and state, and the owner's mailing address is used solely to deliver a private letter, it is never exposed to the sender. Assessed values are per the King County Assessor and are not a market appraisal. This is not investment, legal, or tax advice.

Who is behind it

makeme1031 is built by TGM Ventures. We believe the residential FSBO model failed but the commercial principal-to-principal model works, because serious owners and serious buyers both prefer a direct, private conversation.
